Caveat Emptor

One of our top specialists, Jason - takes us on a recent visit with a client that purchased a home before having it assessed for structural issues.

“There is a saying that everyone in real estate is taught from the beginning of their careers (CAVEAT EMPTOR). Which basically translates to “buyer beware.” Which brings me to a lesson learned the hard way.

We deal with real estate transactions every day as structural inspectors. We also preach to our clients: Call us before you buy! I recently had a client buy a home on an internet auction; sight unseen. They called me after the fact to take a look. From the minute I walked into the residence. I felt I was falling down hill. Upon further inspection and an elevation survey, it revealed the residence to have settled over 6” from east to west. All of the basement walls where covered with Sheetrock. I asked the client to remove the basement wall finishes to reveal the foundation walls. Once the walls were exposed, we had uncovered extensive damage to every wall. The cost to fix the structure is in excess of 100k.
